We are currently seeking a Commercial Property Manager to oversee and manage properties as assigned with consistent and high-quality service. The Property Manager will be responsible for the day-to-day management of an office portfolio. This position will require strong leadership and guidance to administrative staff, proficiency in financial reporting to include variance thresholds, budeting, and Cam Reconciliations, strong customer service to support and partner with clients and tenants, and oversight of vendors and daily asset operations. The ideal candidate must possess a solid understanding of real estate accounting, be organized, and have effective communication skills.
This position requires Commercial Property Management experience as well as a Nevada Real Estate License and Property Management Permit.
Duties & Responsibilities Include:
- Day-to-day management of all functions of the property
- Perform regular inspections of property, recommend and direct alterations, maintenance and reconditioning of property as necessary
- Coordinate and prepare property specific vendor scopes for each property service and administer service agreements for each vendor
- Coordination of maintenance/service requests
- Respond to all elevated tenant problems and concerns and ensure compliance with rules and regulations nand legal documents
- Maintain the collection of rent, compliance with lease terms, and preparation of all required legal notices
- Invoice approval and expense control in line with the approved budget
- Preparation of monthly property reports and variance reports
- Preparation of annual budgets & reconciliations, forecasts and management plans
- Supervise the planning, budgeting and control of operating and capital expenditures
- Supervision of vendors and contractors, and assist with permit requirements
- Interact regularly with clients to ensure that objectives are being met
- Responsible for continuous education with regard to commercial real estate and property management
Qualifications:
- 3-5 years of experience in commercial real estate or property management.
- Knowledge to comprehend, analyze and interpret complex business and financial documents.
- Skill to write reports, manuals, and articles using distinctive style.
- Capacity to effectively respond to sensitive issues, complex inquiries or complaints.
- Capability to motivate employees.
- Ability to forecast and prepare budgets.
- Conduct complex financial/business analysis including but not limited to financial reporting.
- Ability to solve problems and deal with a variety of options in varying situations.
- Requires analytical and quantitative skills.
- NV Real Estate License and PM Permit required.
- Previous experience/designations associated with Professional Owners Associations is a plus
